Tender Documentation

The biggest mistake prospective clients do, is at a very early stage, obtain ‘Estimates’ from Contractors (Builders) for a yet to be designed scheme with out any substantiating information. As each builder will ‘assume’ so many things different, each will provide a price of what they think you, the client, wants, and as such their prices will not be an accurate reflection of what will eventually be designed.

What is required is not an ‘Estimate’ but a ‘Quotation’ for work based on as much common information as possible, so that Contractors (Builders) can price on the same basis providing competative prices.

On less complex schemes, we will provide a fee quote for preparing Tender Documentation which will include a Specification, a Schedule of Works and additional detailed drawings, all of which will enable a number of Contractors (Builders) to provide accurate priced breakdowns for the works.

The Schedule of Works is in effect like a shopping list. There will be items for such things as windows, doors etc. So should we require to omit, or add a door, or window, then we have a price from the Contractor, which enables us to keep track of likely changes to the Contract value.

Whether it is a small or large project, we will be involved in preparing a whole host of additional detailed drawings, including layouts, schedules, large scale details, specialist items etc. These detailed drawings cover for items not necessarily covered under Building Regulations.

The more complex larger projects will require the services of a Quantity Surveyor, who will produce more detailed break downs against which Contractors can price, and who will through out the Contract, prepare valuations for payments and negotiate with the Contractor, the Final Account.

As well as providing a priced break down, the Contractor confirms how long he will require to complete the works.

On the receipt of tenders from a number of Contractors, we are able to assess which Contractor we feel will be best able to carry out the works, in terms of quality, timescales and costs.
