Building Regulations Application Submission

With a few exceptions, most building operations require a Building Regulations application to be submitted to the Local Authority (but not necessarily approved) prior to works starting on site.

The Building Regulations require us to show that the following items have been addressed and how the scheme satisfies the relevant regulations under the following catagories:

  • Structure
  • Fire Safety
  • Site & Resistance to Moisture
  • Toxic Substances
  • Sound Insulation
  • Ventilation
  • Hygiene
  • Drainage
  • Heating Appliances
  • Staircases
  • Energy Conservation
  • Access for the Disabled
  • Glazing
  • Electrical Installations

Our fee will include for the information we need to produce to satisfy these requirements and is usually in the form of a series of detailed working drawings. These show how all the above integrate with each other, meet with the requirements of each regulation, and where necessary, indicate specific materials and what specification they need to achieve. The number and complexity of these drawings depends on the type of scheme.

To accompany our drawings, we may need to include written documentation and/or calculations where necessary.

Consultants

In some cases we ‘may’ need input from outside consultants to design and advice on some of the above. Should this be required, we will obtain competitive fee quotes from the relevant Consultants. Their fees you will pay direct.

Generally the two consultants whose services are more likely to be required, are those of a Structural Engineer ( to design and calculate steel work, piers, foundations, etc) and a Mechanical Services Engineer ( to design heating, ventilation, electrical and plumbing installations).

In most instances, Building Regulations Applications are generally approved whilst works are on going, and in some cases at the end of the project. In a lot of cases, Applications are approved with ‘Conditions’. These conditions need to be discharged to enable an Approval Notice to be issued.

If a Building Regulations Application is refused, then it is generally a matter of amending the drawings, or altering what has been built.

On completion of the works, the Local Authority Building Inspector will issue a ‘Completion Certificate’ confirming that what has been constructed conforms to the Regulations at the time of Construction. This Certificate should be kept in a safe place, preferably with any Planning Approvals, and with the Deeds of the property.
